Help! What did we find? Very old canoe? Guide boat?

We need help! We purchased a lot of land in an old farming town that had an old barn that hadn't been opened for at least 40+ years. Under old barn wood, we found this amazing boat. We've searched and searched google and can't determine if it's a guide boat, rowing boat, expedition boat, canoe or how old it may be. We would like to sell it and have no idea where to begin the asking price. Any help would be greatly appreciated.

From what I see online, it looks like an Adirondack lapstrake rowing boat? Can anyone help me confirm that? Or help me date it? Ideas on what it's worth?

Looks like a St Lawrence rowing skiff to me. Do a search in the forums, several threads turn up including the following. Interesting boat. Nice find.
